ENCANTADA RESORT TOWNHOME COMMUNITY

 

INFORMATION FOR BUYERS

Encantada Resort is the latest development offered by the quality national builder, Park Square Homes. If you know anything about resort vacation communities in the Disney area, you will already have heard about the established resort communities such as:

GOOD Windsor Palms: Condos, townhomes and pool homes. Built 2000 to 2001.

BETTER Windsor Hills: Condos, townhomes and pool homes. Built 2003 to 2005.

BEST Encantada Resort: Townhome community only. Built 2005 to current.

Windsor Hills is currently the most popular choice for renters, largely because of its newness, its superior amenities, and its closeness to Disney. Encantada Resort is newer, has better facilities, and is even closer to Disney. Not only that, but the townhomes on Encantada are less crowded, and the whole area is more open and attractive.

TYPES OF HOME AVAILABLE

Encantada Resort is a community of townhomes. Unlike Windsor Hills and Windsor Palms, there are no condos and no pool homes. It is a relatively small community, with a total of about 350 homes. The majority (about two thirds) of the townhomes on Encantada are already built and occupied. The final build-out has now commenced, and this will complete the development, which will probably be done within twelve months to two years depending on how fast sales progress.

The homes are built in blocks of four or six homes. The homes built up to now have been arranged so that the end homes on each block are 4 bed, and the interior ones are 3 bed. All the completed homes have courtyards with heated splash pools. The few special deals that are still currently available on completed homes are for interior 3 bed units (SUNRISE, 1242 sq ft). There are no 4 bed end units left. Pricing is $230,000, with a $10,000 cash back incentive, although pricing may change at any time.

Homes that are still to be built (off-plan) are a bit different. From now onwards the interior homes will have a 4 bed 3 bath floor plan, so there will be no more 3 bed homes available once the last handful have been sold out of inventory. Also, pricing as been adjusted so that buyers have the choice of either a heated pool or an open courtyard with no pool. The following prices are for homes with pools, as those without are not going to be a good investment if you intend to put the home into a rental program.

INCENTIVES

The developer is keen to sell off the few remaining completed homes, hence the special pricing of only $230,000 per unit. To further encourage buyers they are offering $10,000 cashback on these homes. This has to be applied to closing costs if the purchase is to be financed, using PSH's inhouse finance company, Lincoln Mortgage.

For cash buyers, this cashback can be in the form of a furniture voucher, providing a substantial contribution to a good quality complete furniture, furnishing and equipment package from Hudson's Furniture. As an additional incentive, Hightower Realty will provide additional cashback of 2% ($4,600) to its clients, to cover the residual cost of furnishing or financing costs.

Park Square Homes are offering no specific incentives on advance contracts for homes to be built, but it is possible that something can be negotiated - let me know if you are interested and I will see what I can do.
